Concept Specifications

 

1. All measurements are in mm. unless shown otherwise. The Contractor shall check all dimensions, levels and the location of services before commencing work. The Designer will not be responsible for any damage to these.

2. Site clearance and preparation. Any building or other unwanted materials shall be removed from the site, after consultation with the owners.

3. Raised gardens. Raised gardens should be built at respectively A For the water feature, which shall have the same height as the deck, and B for the vegetable garden. These raised gardens shall be made with Macrocarpa sleepers 200x100. The raised vegetable gardens B shall be one sleeper high set on its side. The raised garden at C shall be made with Firth Windsor blocks and shall be 200 mm. high. Where raised gardens are against boundary fences, timber boards H4 200x25 shall be installed to a height of the raised garden to avoid deterioration of the fence.

4. Waterfeature. A water feature could be build at A as per detailed plan. A waterproof electricity socket needs to be installed at the water feature by a Registered Electrician. This is for the pump to run. The capacity of the pump needs to be discussed with experts on water features. ( Water Garden )

5. Paving. A new driveway should be laid as per plan at D with an edging of cobblestones 230x190x60 to be laid on a concrete foundation of 150 mm thick. The remainder of the driveway shall be concretic asphalt an a foundation of 100 mm. compacted base course and 50 mm. compacted top course.

The paving at E to the front door shall consist of paving slabs 600x600x45. The paving F in the back yard shall consist of paving slabs 500x500x45. The paving at E and F shall be laid on 25 mm. crusher dust which shall be on minimum 75 mm. compacted base course. All edges not enclosed shall be haunched. The paving at G shall be laid as stepping stones at 750-mm. center to center. The slabs shall be laid on 25 mm crusher dust, and the top shall be flush or just under the surface of the surrounding grass. The colour and texture of he pavement will be the owners choice, but recommended are Terra Cotta, Champagne or sandstone colour and all in sandstone texture.

6. Fencing. A screen feature fence could be built at H as per detailed plan and shall be 2400 mm. high. The posts and beam could be painted or stained in a colour to the owner's choice.

Horizontal wires shall be installed at H for Espalier plants to be grown. The wires shall be fixed to the posts at 250 mm. intervals. A Pool safety fence shall be installed around the Spa pool and similar along the concrete drive to make the backyard safe and private.

New screen fences should be built at H 2 and consist of framed Oriental/Horizontal trellis 2.4 x 2.4m with slats of 30 mm wide and 15 mm spacing, to be supported by posts H4 100x100 to be set in concrete 600 mm deep. A new fence could be built at the roadside as per detailed plan.

7. Garden Lighting. A 12 volt garden lighting system could be installed and consist of:

I.  12 bollard lights 20 watts.

J. 2 waterproof spotlights 50 watts.

K. 6 built in step lights 20 watts.

L. 3 spot up/down lights 50 watts.

8. Plinth. A plinth shall be built at M to accommodate a sculpture etc. and shall consist of 3 paving slabs 500x500x45 mortared on top of one another and on a concrete foundation of 250 mm. thick.

9. Timber Deck. A timber deck shall be built at N as per detailed plan. The steps shall not be any higher than 150 mm each. The sides of the deck shall be closed of with the same decking timber but the smooth side up.

10. All work shall be carried out in accordance with all relevant Laws, Council bylaws, New Zealand Standards, and the NZ Health and Safety in Employment Act.

These specifications supersede all other information.
